Probate Sale Turned into a Win-Win Investment Opportunity

At Bullseye Properties, many of the best opportunities come from understanding both the seller's needs and the buyer's goals. That was exactly the case with 150 Long Lane, Carlton-in-Lindrick, Worksop (S81 9AT).

The property came to market at an asking price of £85,000. It was a probate sale, in poor condition, and the family needed a quick resolution. Rather than holding out for a higher price and dragging the process out, the seller asked the estate agent for options. Thanks to our strong local connections, the agent introduced us to the opportunity knowing we could act quickly and professionally.

We reviewed the property and presented an offer that worked for both sides. On 7 May 2024, a cash offer of £78,000 was agreed. Completion took place on 5 July 2024. While we would normally complete faster, the delay was on the seller's side, their solicitors required additional paperwork from family members to progress the probate. Even so, the deal was completed as quickly as legally possible.

Once resold, the property generated a £20,000 profit after all expenses.

For the seller, we provided a straightforward solution at a stressful time, removing the burden of an unwanted property in poor condition and giving them certainty of sale. For our investor client, it was a strong, fast-turnaround deal with clear profit.

This case shows the value of:

  • Strong local relationships with estate agents
  • Understanding the seller's needs in probate and distressed sales
  • Structuring offers that create win-win outcomes
  • Delivering speed, certainty, and profit in challenging circumstances
