Investor Qualification & Initial Payment

Prior to working with an investor, a call will have been carried out to qualify the investor and determine:

  • Budget: Total investment budget available
  • Location: Preferred investment areas
  • House Type: Property preferences and criteria
  • Expected Returns: Target yield and capital growth
  • Refurbishment Budget: Available funds for improvements
  • Purchase Method: Cash, mortgage, or mixed funding
  • Other Requirements: Specific investor needs
  • Search Fee: Property sourcing fee structure

Offer Accepted

Your offer is accepted by the seller and confirmed by the agent.

Submit Proof of Funds

A recent bank statement or a solicitor/accountant letter is required before solicitors can be instructed.

Appoint Solicitor

We recommend UK solicitors experienced with overseas buyers. You'll need to provide:

  • Certified ID (passport)
  • Proof of address (utility bill or bank statement)
  • Signed client care letter

Cost: £800-£1,500 solicitor fees (paid upon instruction)

AML & KYC Compliance

Anti-money laundering checks must be completed. Required documents:

  • Certified passport
  • Proof of address
  • Source of wealth declaration
  • Company documents (if buying via UK Ltd company)

Choose Ownership Structure

Decide whether to buy in your personal name or via a UK limited company (SPV). We can assist with setup and provide access to trusted accountants.

Mortgage Application (if needed)

If using finance, begin the application with a lender that accepts overseas buyers. We can recommend suitable brokers if required.

Cost: £1,000-£2,500 mortgage broker fees (if using broker) + £300-£600 mortgage arrangement fees (paid to lender)

Memorandum of Sale Issued

This confirms formal solicitor engagement on both sides.

Now pay 40% of remaining Bullseye Properties' sourcing fee

Receive Solicitor Paperwork

Complete and return engagement letters, ID forms, and search authority forms.

Pay for Legal Searches

Local authority, drainage, and environmental searches are initiated.

Cost: £300, £400 depending on location (paid to solicitor when searches are ordered)

Instruct a Survey (Recommended)

We can help arrange a RICS survey for peace of mind. Survey options available:

  • Condition Report: Basic overview of property condition
  • Homebuyer Report: Standard survey for typical properties
  • Building Survey: Comprehensive structural assessment

Cost: £400-£600 (Condition Report), £600-£1,000 (Homebuyer), £800-£1,500 (Building Survey) - paid to surveyor upon instruction

Survey Access & Report

We coordinate access with agents and sellers. Report typically delivered within a few working days.

Contract Pack Issued by Seller's Solicitor

Legal documentation package received from the seller's legal team.

Title Check and Legal Review

Your solicitor checks for legal risks, restrictions, and reviews Land Registry entries.

Enquiries Raised

Your solicitor raises specific questions about the property, lease terms, boundaries, planning, etc.

Replies to Enquiries Received

Seller's solicitor provides responses to all raised enquiries.

Legal Documents Signed

Your solicitor will send contract, TR1 form, and mortgage deed (if applicable) for signature. Can be completed electronically or by courier.

Agree Completion Date

Both parties agree on a target date for exchange and completion.

Exchange Deposit Paid (Usually 10%)

Deposit must be received in full by your solicitor in GBP.

Cost: 10% of purchase price + SDLT (if applicable) - paid to solicitor before exchange

Buildings Insurance Arranged

Must be in place from the day of exchange.

Cost: £200-£600 annually (paid to insurance provider before exchange)

Exchange of Contracts

The transaction becomes legally binding. You are now committed to purchasing.

🎉 Completion

You receive the keys and legal ownership is transferred.

Cost: Remaining purchase balance + Land Registry fees (£40-£910 depending on property value) - paid to solicitor on completion
